Raising History: A 1954 Dade County Pine Cottage Gets a New Chapter

This is the journey of our beloved 1955 Dade County Pine cottage being thoughtfully lifted literally and figurativelyinto a new era. What was once a cozy 1,000 sq. ft. family home will soon be expanded to a 1,400 sq. ft. stormhardened residence for the Connor McNichols family. This transformation preserves the home’s Olde Florida charm while adding space, comfort, and resilience. Our properties are near several bodies of waterthe Gulf approximately 2 miles away, Naples Bay less than 1 mile, and Haldeman Creek about 1,000 feet to the south

The Decision to Lift

  • After experiencing three floods in two years Hurricane Ian (Sept 2022), Hurricane Helene (Sept 2024), and Hurricane Milton (Oct 2024) we knew something had to change
  • Connor and his family endured devastating damage to the cottage, losing many possessions. The repeated cleanups and repairs took a heavy emotional and physical toll
  • Shortly after the quick repairs following Helene, we decided the only way to protect our family and keep the compound intact was to lift the cottage above flood level

Exploring Funding & Next Steps

Beth began researching funding options:

Additional flood insurance proceeds State or Federal grants/loan programs.

After multiple discussions with the County, it became clear that if we wanted this done before the next hurricane season, we’d need to fund it ourselves

Permitting Challenges (Spring - Summer 2025)

  • March 2025: Joe applied for the permit as ownerbuilders. The County initially said approval would be quick (30 days).
  • Complication #1: Because the property was in a trust, we were denied.
  • With the help of our attorney Brandon Bytner, a new deed was drawn up ($500 cost).
  • Complication #2: Because the kids were renting the property, we couldn’t be ownerbuilders.
  • Solution: We officially hired Tim Cabral as our contractor (thank you, Tim!).
  • By May, the County changed its rules on trusts making our earlier $500 fix unnecessary

    Joe and Tim worked tirelessly with the County, sometimes losing 1-2 weeks in delays depending on who reviewed our file.
  • While most staff were helpful, the process felt frustratingly slow given that we were trying to protect the home before hurricane season.
  • MidJuly 2025: After months of setbacks, we finally received our permit to proceed!

Demolition & Subcontractors (July 2025)

Met with plumber, electrician, and carpentry contractor their names & contacts will be highlighted at project completion

  • Trusses & windows (PGT) ordered from Naples Lumber

Final Utility Preparations (Late July 2025)

  • Electrician (Corbin Craig): Removed the existing electric panel and wiring from the house

 

  • Plumber (Alltech Plumbing): Scheduled to remove the water heater and cap off sewer and water lines

 

  • Melton’s AC: Removing the almost new AC unit (replaced after Ian)

Preparing for the Lift (August 2025)

After much research about local lifting companies, we realized Flint & Doyle were the company to 

call. They have an amazing history and scope of work in Southwest Florida for lifting structures – 

both commercial and small homes such as ours. We are so thankful they responded to our calls and emails

After contacting Flint & Doyle, we realized that there is a whole lot more than just lifting a structure. A lot of planning and prep work must be completed before they’ll even consider putting you on the schedule

  • Chad was helpful from the start, but we couldn’t confirm a date until our permit was in hand
  • Once the permit was approved in midJuly, we secured our firm lift date for early August 2025

Once we realized we needed to assemble a team, we reached out to our longtime friend and contractor, Tim Cabral of Cabral Construction

Tim is creative, innovative, and deeply knowledgeable about Old Naples cottages

  • His experience with both lifting and renovation projects made him the perfect fit
  • We feel so fortunate to have Tim and his excellent crew on our team
  • The following week, we connected with another dear friend, Alan Foster, who quickly became our Design Consultant
  • Alan understood the existing floor plan right away and designed the primary bedroom, bath, and laundry room addition

The addition gives the young McNichols family muchneeded space, while keeping the Old Florida charm intact

  • It will sit on the same footprint as the former carport/screened porch
  • Connor & Marissa moved into a furnished rental kittycorner from the compound

Our home and Connor’s brother’s garage 

  • Rental timeframe: 3-9 months, depending on construction progress and weather

Early August 2025: Earthworks came for lot prep around the house, including removing foliage and demolishing two concrete pads under the carport/porch. They are a local family business who have completed several projects for us previously, including the teardown of the Carson’s 1940s vintage pink cottage. This property was purchased for longterm use- for gardening, play areas for the kids and dogs, and potentially another home for Joe and Beth as they age

Joe has been working with Naples Lumber to order the new impactresistant PGT windows for the existing structure and new large beams for under the house

The lifting process began with Flint & Doyle on site

Chad Flint and his crew spent a couple of full days prepping the structure, removing sand, shoring up, and installing support beams under the house- two north/south and four east/west

The next day, Chad and his crew started the lifting process. Watching our cottage rise was both painstaking and impressive

The initial lift brought the cottage up about 5-6 feet, allowing the carpentry contractor to install beams that will support the home in the future

Chad’s crew works seamlessly together. They know their craft and put in extremely long days, demonstrating care and expertise

Note: If you try to reach Chad during a project, he is often running the bobcat continuously, managing multiple projects to help families get their homes lifted in a timely manner

project and reassured us that our cottage was in the best hands

Scott Marcotte Construction Inc. will install these critical beams. Once installed, Flint

Doyle will return to lift the house to the final height needed to allow foundation work to support the cottage and addition
